When buying a property, you need to ensure that you’re aware of minor and major issues associated with the property to assist with your decision to purchase that property, or to decline from purchasing that property. Even if your financial institution doesn’t require such detailed reports, or you are buying a property “as is,” you should still have a detailed building condition report done in order to know precisely the condition of the property you’re intending to buy and, upon further request, estimated costs you may incur to undertake repairs.

While some issues are fairly obvious even to the untrained eye—moisture damage, cracks in the plaster, discolouration due to mould growth, sagging floors and missing roof tile—there can be underlying problems you may not immediately notice. Identifying structural and non-structural problems while they are minor is the best way to ensure they can be resolved before they escalate and become more costly. This is also the stage at which you will be more likely to get the property’s current owner to agree to take care of the issues prior to selling, or to negotiate a fairer price.
